Roof Cleaning Overview

Chemical roof cleaning is now the most widely accepted method of cleaning among professionals and knowledgeable homeowners. Simple pressure cleaning only removes the surface layers of mildew and in the process often damages the tiles.  Chemical cleaning on the other hand kills the mildew, including it’s roots and spores; and the low pressure application insures that no damage is done to the tiles.  The result is a much cleaner, brighter roof that will remain clean longer.

There are several different chemicals that can be used; sodium hypochlorite, sodium hydroxide, tri-sodium phosphate and others. They all have pros and cons.  The most commTarps on Plantsonly used is by far the sodium hypochlorite, or chlorine-based solution.  It gives an instant cleaning with some residual benefits, it causes no damage to the roof tiles, and it is highly efficient at killing mildew.  It’s biggest drawback is that in the hands of unskilled or uncaring workers it can kill other plants too.

Through a combination of tarps, gutter extensions, freshwater rinsing, common-sense and a little extra work we can protect your landscaping.  Anyone can soak a roof with chemicals and it doesn’t take that long, the real task is protecting everything else.  The $25 or $50 that you saved on a cheaper roof cleaner won’t buy you a 12’ Bougainvillea and good luck finding a twin for your other topiary or one matching hedge plant.  The two most common questions, “How much does it cost?” and “How long does it last?” have too many variables to give a valid answer.  Cost is based on tile characteristics, roof slope, presence/absence of gutters, types Clean Roofof foliage, quality of paint, amount of mildew, etc.  Longevity depends upon tile characteristics, exposure, location, irrigation(frequency and type) and individual standards. In an average neighborhood, most roof cleanings would cost $200-$325 and need to be repeated every 3-5 years.

Some people would prefer that their roof never begins to look dirty.  To prevent the re-occurrence of mildew, we offer a "clean roof service".  Once a roof has been thoroughly cleaned, we will treat it every six months with a very light mildicide solution, which will prevent any mildew from growing.
